So, you’ve seen Chip and Joanna’s HGTV show ‘Fixer Upper’ and are ready to tackle your own Fixer Upper here in the Queen City. But where do you start? Who do you call? Who should you hire? What will it cost? There’s so many questions, am I right? It may seem a bit overwhelming, but you’ve come to the right place to get your questions answered!

According to recent studies, there is a shortage of entry-level, move-in-ready homes which has caused many to consider the idea of purchasing a Fixer Upper. Millennial’s are especially adapting to this new mindset and ‘creating’ their dream home instead of moving right into it.

But lets be real, you’re busy. You work full time, care for your family (and the dogs… or goats if you’re extra cool), cook dinner, drive the kiddos around to sporting events, do the laundry, wash the dishes … (and that doesn’t even scrape the surface, am I right?) On top of all that, how could you possibly find time to hunt all over town for Fixer Uppers and then interview, hire, schedule and manage all of the necessary subcontractors and vendors necessary to design and renovate it? Jeeze, I’m exhausted just thinking about it! Well the good news is, now you don’t have to! We decided it was time to help Charlotte folks take on a Fixer Upper from start to finish, because we believe you deserve the perfect home without sacrificing family time, your budget, and well, your sanity!

So lets dive in…

Step 1.

Get Pre-Approved

Before you do anything, and I mean anything, get pre-qualified for a mortgage with a lender. This step is one of the most important steps, especially because Charlotte’s market is so competitive. If you have your letter of pre-approval, sellers will take you seriously and you will have a better shot of getting on the playing field. And you will also know how much home you can afford, which is important.

If you aren’t paying cash for the renovation, you will also want to chose a renovation loan right for you. There are many different renovation loans out there that combine your mortgage and renovation loan into one, making the process super easy!

Step 2.

Create your needs / wants list

Before you set up a meeting with Anchor Home, create a list of the items you ‘need’ in a home and also the items you ‘want’ in a home. When we meet, we will review these items and also discuss your desired neighborhoods, all-in-budget (home purchase and renovations) and time-frame. This will allow us to set you up for success and start curating properties that will meet your needs!

Step 3.

View Properties

Once we have a good idea of what you are looking for, we will start viewing properties that have the potential to check off all of the boxes on your list. Keep in mind, you will need to use your imagination for this part. Some homes may need a bit more work than others, so let us help you envision the potential in each.

We will also discuss renovation budgets while we are walking through each home so you know what to expect. This is the biggest gap we have found in the Fixer Upper market. There are so few realtors who are also designers, so it is difficult to feel confident buying a Fixer Upper not knowing how much the renovations will cost. We will help bridge that gap and give you an understanding of the full picture.

We will also help you with ALL of your financial questions. We want to set you up for a SUCCESSFUL financial future. Not only will we help you with budgeting for your home purchase and your home renovations, we will also discuss the potential future value of your home and what it could be sold for (yes, you could MAKE money from your Fixer Upper)

Step 4.

Select Your Property

Its time to select the Fixer Upper you want to call home! We will complete a home inspection to ensure the property is in good condition and is structurally sound and then make an offer and close on the home to officially make it yours! WAHOO!

Step 5.

Design (the fun stuff)

After the closing has taken place, we will start the design process. We will create 2-3 colorful virtual tour renderings for you to view and will gather all of your feedback to create the finalized design plans for construction. All design plans will be stamped by an engineer and approved by the town for building.

We will also assist in the selection of all materials for your home. From cabinets and countertops to flooring and tile, we’ve got you covered! All materials will be supplied turn key, so you don’t have to worry about ordering anything!

Step 6.

Prepare for Construction

Prior to construction, will have multiple walk-throughs at your home with all of our trades-partners to ensure everyone is on the same page and has a detailed understanding of the work to be performed.

A construction calendar will be created so you know exactly what is going on in your home when. All work will be completed and/or overseen by Anchor Home so you don’t need to worry about any project management or oversight. Like I said, we’ve got you!

Step 7.

Let the Construction Begin

We hit the ground running to create the home we so carefully designed and planned for. We start with Demo Day and you are more welcome to join in! As I like to say -demo is cheaper than therapy y’all. Throughout construction, we will keep you updated as we make progress and your home starts to take shape and come to life. All milestones will be properly inspected for your safety.

During this time, we will also help you select all interior furniture to complete your space and ensure not a single detail was overlooked. Staging makes all the difference and we want to leave you with a space you can move right into it.

Step 8.

Final Walk Through

Before we wrap up, we will do a final walk through with you to ensure everything surpasses your standards and you are madly in love with your home. Heck, if you want, we can even do it Chip and Jo style with the big reveal!!

Step 9.

Smile! Because your home is move-in ready!
